Our Follow Me Program was developed when research indicated that many people interested in buying their first investment properties have great difficulty finding a good property and properly managing the complex process of fixing it up. Our personal experience includes over 9 years of buying, fixing, renting and flipping properties. Our experiences (good and bad) will guide the Follow Me student through the process of evaluating a property's potential, determining actual fix up, and evaluating holding and selling costs. Our students will avoid many of the costly and frustrating mistakes made by new investors and will develop skills they may build upon for years to come.
We have all been to the real estate seminars that feed our dreams of real estate investing, big returns with no money down, contractors that always bid accurately and complete work on time, and quick property sales or easy rentals. Many of us have found that the reality is much more complex and many people never even purchase their first property.
Sometimes the biggest obstacle is finding the self-confidence necessary to take the initial plunge. It is challenging to find the property, determine how to calculate the right offer and find reasonable financing.
Putting theory into profitable practice can be frustrating and risky. Our user friendly program is divided into four basic segments: FIND, FUND, FIX and FLIP/FILL.
Finding the Property
Together we will look at four or more properties during a 6-8 hour period. We provide a Property Evaluation Form that details how to look at a property. We will make offers on these properties; Happy Canyon Group (HCG) is effective and efficient: we buy houses (6 per mo average over last 5 years). We're always buying houses. We may already have a house in our inventory that could be a perfect fit for you. We will provide you with the knowledge to help you separate good deals from bad.
Funding the Property
The Follow Me Program does not provide nor recommend financing, however, we are happy to share some of the methods and lenders our other customers and clients have used.
The Follow Me Program can provide names of lenders who specialize in real estate investments. We suggest you do your own due diligence to determine the suitability of their programs for your needs.
You will also learn how to handle property insurance requirements and liabilities that you may have as the owner of the property. Insurance is very important. You will understand what the appropriate policy is for your property and situation.
Fixing the Property
Fixing the Property can be a lot of fun or a lot of stress. It's your choice! We will help you develop the skills required to understand the process, to make quick decisions, and to be clear with your goals and objectives. You'll work with contractors, budget, and deadlines. A positive attitude is required!
Flipping/Filling the Property
"Flipping" means "resale" of the property. It is important to have alternative strategies besides immediate sale or flipping. You will understand when to flip and when to "fill" (rent) and their advantages. As you begin to understand your options and make educated decisions, there remains one very important skill: Marketing. We will work closely with you to better understand and execute the sale, the rental, and the lease/option process.
Risk Assessment
Yes . . . there is risk. By providing you with the necessary guidance, tools, consulting and training, risks are controlled and minimized. To be successful using our Fix & Flip or Fix & Fill strategy, personal diligence and commitment are required. We fully support the philosophy of having "systems" in place. Systems create predictable results.
If you risk nothing, you risk more. Over the years we continue to learn from our mistakes, yet we realize the importance of discovery and recognition. The ability to recognize what is working and what is not and adapting to those situations provides us the efficiency and effectiveness required to comprehend and evaluate potential risks.
